Avenida del Convento

The 3-block Avenida del Convento links Congress Street on the north with Clearwater/Cushing Street on the south, serving as the Mercado District's "Main Street."
Because of the buildings, activity, and significant landscaping, the Avenida is a place both important and inviting.
The Avenida is a commercially-oriented street framed by a combination of buildings up to 3 stories engaging the wide sidewalks through the use of arcades along most of its length. The buildings are hybrid courtyard types, and mixed-use in nature: ground floor spaces are retail or other commercial while upper floors are residential or office. Behind these fronting buildings are residential courtyard buildings.
Resident and tenant parking is underground. Carefully located shade trees will be provided between one side of the street and the other to visually control the carriage way while adding substantial shading for the important street of commerce.
Midway along the Avenida, the Mercado building faces the neighborhood, with its stately and prominent west-facing facade. Connecting the Mercado to the Avenida is a large plaza. Further south, the view is terminated by the historic Convento and new Tucson Origins plaza.

The southern portion of the Avenida hosts the proposed streetcar route that connects the neighborhood to downtown, the proposed University of Arizona Science Center, and the University Medical Center (UMC). It is anticipated that the streetcar will operate in a loop.
Angled parking is provided out in front of the stores and restaurants, increasing the supply of parking stalls while taming traffic to maintain a pleasant and thriving pedestrian-oriented atmosphere.
